Our fees in summary

Viewing trips are free of charge. We are charging only transportation expences of 0,20 euro per kilometer if our transportation is used.

600 € (408 £) for the registration of Bulgarian company. (Foreign citizens can't buy land in Bulgaria. They can register a company which then owns the property. This is the most common law method that enables foreign citizens to own the land). The price includes all fees: court and notary taxes, lawyer taxes, translations, etc. (This price do not include 5000 lv. foundation capital for the registration of the company. It can be withdrawn from the bank in full as soon as registration is completed.)

590 € (410 £) for the changing of the property ownership. This price includes all fees: notary taxes, lawyer taxes, translations, contracts and everything else related to the deal. (This price is valid when the tax estimation price is used in the deed. If the buyer wants the purchase price to be written in the deed, he/she shall to pay the notary fee).

3% of purchase price agency commission with 500 euro minimum fee

Our total fees are 3% of the purchase price + 590 € for preparation and assistance for changing the ownership and additional 600 € if there is a land with the property for registration of the Bulgarian company. If you wish to use third party solicitor or attorney our fee is 3% from the purchase price for the brokerage service only.

Steps and costs for buying a property - detailed explanation

1. Select a property to buy. Initially you can make this from our website and then if you wish you can come to Bulgaria to see the properties. We can arrange individual trips to the properties.

2. Signing an agency (brokerage, intermediation) contract. Please note that at present foreigners can own buildings but not land in Bulgaria. This law is under review and is expected to be abolished with Bulgaria's entry into the EU in 2007, but at present foreigners can only own land by registering a company in Bulgaria, which then acquires legal ownership of the land. Most often the company is set as a Limited Liability Company (Ltd). We will register the company and it is part of our basic agency contract. 5000 lv ( approx. Ј 1800) is required as foundation capital for the registration of the company (deposited in your company's bank account), which does not leave the bank account at all and can be withdrawn in full as soon as the registration is completed. The whole process of registration usually takes 4 weeks at most.

As soon as you make your choice you need to sign an agency contract with us, put a deposit and authorize Property-BG.NET to organize and finalize the deal. Our total fee in the contract is 590 € plus 3% of the purchase price if you are buying a property without land (or if you have registered a Bulgarian company already) or 1190 € plus 3% of the purchase price if you are buying a property with land - the additional 600 € are for the registration of the company (see the above note). Please note that commission may vary for some properties but this is aways announced acordingly.

The deposit (at least 10%, which is negotiable with the seller) is necessary to take the property out of the market for about 30 days (also negotiable with the seller). By the end of this period you should start the purchasing process and pay the rest of the price. The deposit is not refundable in any case of failed purchase because of the buyer's fault. The deposit and our agency fee must be paid together when we sign the contract. You can pay total price without deposit as we will treat it like reservation deposit. The deposit is fully refundable after completion of the sale as it is subtracted from the total price wich you will pay to the seller.
All deposits and fees can be payed cash or into our bank account in pounds, euros or BG levs. We will negotiate the payment method with you to match your requirements.

If you wish to use third party solicitor or attorney chosen by you to do the remaining job our commission in the agency contract is 3% from the purchase price for the brokerage service only.

3. Preparation of paperwork. We will prepare the whole process of changing the ownership of the property – checking the property documents, ownership and right to sell and all the necessary paperwork. All kind of taxes, fees etc. are included in the price of the agency contract. This process takes 1 week at most .

4. Signing of title deed (notary act) before a notary. At this moment the price of the property is paid to the owner. After the signing you will receive the ownership documents and will become an owner of Bulgarian property.

Property Management services

The property management offers a comprehensive service to the owners, because we know that when you are away from your property, it is extremely important to be sure that there is someone you can trust.
Tarnovo Properties Ltd is offering full property management for properties located in the area of Veliko Tarnovo (the villages situated around Veliko Tarnovo or not more than 70 km) . All our clients will be offered full management services such as maintenance, payment of bills if necessary, monthly visits and checks of the property, sending regular reports with photos to the owner, organizing insurance, small repairs, paying property taxes. Our annual property management fee is 200 euro.
Please note that the annual charge does not include the cost of the bills or materials needed for repairs, or the cost of the insurance. Properties located on more than 5 km from Veliko Tarnovo will be charged additionally at 0,10 Euros/km.
